Help with LM1 pricing

Hey folks- I've run across an LM1 that seems to be in good original condition. I'll need to confirm that. I'm assuming that it will need new jugs and all the typical long term stuff- but I figure that will be a standard winter project.  The owner is someone I know- good guy. He wasn't planning to sell the bike and really is more of a BMW guy. I don't want to take advantage of the situation, but certainly want a good deal. What would be a fair price?

Its got iron liners not chrome bores. May or may not need cylinder work depending mileage.

IMHO a high quality restoration, stock, factory correct bike, running as it should will be in the $17 ~ $20K range

A clean, unrestored machine that needs a complete going through I would value at $7 ~ $10K
