Accounting 101, Both my places are at the break even value in two hot markets.  One we have lived in for 30 years and have all receipts.   If you don’t count improvements keeping things up to date we’d make a killing.

For the hell of it I checked on the prices of houses in CedarVale, KS. Prices lower than a snakes ass in a wagon wheel track. Check out real estate in Cedar Vale for a suprise.

I like to visit there, but don't think I'd want to live there.

The average price of single, detached homes here in Toronto and suburbia is now $1M cdn...caused by low interest rates.  Crazy.

Their reply is do you know what your house is worth?  My reply "Where would I live???"

Tom, the illogical answer would be take the money and come to the mainland. 

One of my dad's childhood friends sold their house on Maui and moved into assisted living in Mililani.  Might as well have been anywhere along I-10.  Well,...   they would have to settle for Waffle House instead of Koa Pancake House.  LOL

I'm not living on the Mainland again.  It's not the best for a non-white.  Officially, I'm a "Yellow".  It's on my birth ceritficate.  Besides, I'd have a hard time moving 35 bikes.  :grin: :grin: :grin:

remember 2009 BUBBLE , same going on right now lenders are putting up 125% of appraised value , low interest rates and last people saving a bunch of money from - ,eating at home, not going to movies , no vacation , working from home , not using cars much and so on .I hope I'm but history seems to repeat it self.

Even up here in Maine prices are being pushed up by New Yorkers and folks from Massachusetts.
People have gone nuts.

My older son is currently trying to buy a house, and if you're not the first person to look at it, it's gone.

There's going to be a price adjustment when all of this shakes out. I bought my current home 7 years
ago. A couple got a no-down-payment mortgage at the height of the madness in 2007/2008, and couldn't
make the ridiculous payments. I got a great deal on a short sale. I can see this happening again in a few
years.

We have a small place out of Cape Cod, and its the same as you say. The thing is with - a lot of the big companies are seeing that they dont NEED to pay the high rents on office spaces, and people that worked and lived near these big city area's are finding nicer places to live now that they dont need to drive into the office. I kinda wish I was ready/thinking to sell, because the values are going up 2-3 times what they were just a few years ago!!

In the Colorado Front Range it is a seller's market!!  The number of houses for sale are about half of normal.  Prices are up - a lot. Buyers are offering $10k and $20k over asking price and waving an inspection requirement.  Contracts the first day with several backup contracts.  I saw a realtor's billboard yesterday that said "Sell your house in 72 hours, guaranteed".

Our home on Keuka Lake is assessed for $525,000. Value is around $650,000. Taxes are $7500 a year. We figure since we have lived here (1985), the value of our home has gone up by $1400 per month for every month we have lived on the lake. So taxes may be a bit high but when you factor in the appreciation on the home we are doing just fine. Oh, and by the way, the views are priceless!!!

Very interesting thread.  Would be much better and even more informative if EVERYONE listed their location in their profile or in their post.

As someone who grew up west of Rochester, NY and lived in TX, and now VA, much of NY is a great place to escape from.  Taxes, govt regulations, and weather being the biggest downsides.

A co worker from Boston was looking at buying his first house here in Lynchburg, VA.  He asked about taxes. 
"$300!" 
He replied "$300 a month is not bad." 
Real estate agent looked at him like he was nuts. 
"No, $300 a year!"
"Oh!"

I live in Silicon Valley/Santa Clara Valley California.  Prices are very high ie. crazy.  There is a house in my development here that is the smallest of the models at 1300 sq. feet, 2 beds 2 baths.  Listed at $1.6 million.  Sold in a week at over asking not sure how much more...My home is a larger model with 3 beds 2 and one half bath, 2100 sq feet; i have no idea what it would bring if I sold today, maybe $2 million +.  That is just the way it is here in the Valley of Hearts Delight...
